Sublease

SUBLEASE AGREEMENT

THIS SUBLEASE AGREEMENT (hereinafter referred to as the 'Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

SUBLESSOR: {{sublessor_name}} of {{sublessor_address}} (hereinafter referred to as 'Sublessor'), AND

SUBLESSEE: {{sublessee_name}} of {{sublessee_address}} (hereinafter referred to as 'Sublessee').

PREMISES

The Sublessor hereby agrees to sublet to the Sublessee, and the Sublessee hereby agrees to take from the Sublessor, the premises located at {{property_address}} (hereinafter referred to as the 'Premises'), which is currently leased by the Sublessor from the original landlord, {{landlord_name}} (hereinafter referred to as the 'Master Landlord'). The Premises includes {{description_of_premises}}.

TERM OF SUBLEASE

This Sublease shall commence on {{start_date}} and shall terminate on {{end_date}}, unless sooner terminated as provided herein. The Sublessee shall vacate the Premises on the termination date.

RENT

The Sublessee shall pay to the Sublessor a monthly rent of {{rent_amount}} ({{currency}}) payable in advance on the {{due_day}} day of each month. Rent shall be paid to the Sublessor at {{payment_address}} or by electronic transfer to {{bank_details}}.

A late fee of {{late_fee_amount}} ({{currency}}) shall be applied for any rent payment received more than {{grace_period}} days after the due date.

SECURITY DEPOSIT

The Sublessee shall pay a security deposit of {{security_deposit_amount}} ({{currency}}) to the Sublessor upon the signing of this Agreement. This deposit shall be held by the Sublessor as security for the Sublessee's performance of the terms and conditions of this Agreement. The security deposit shall be returned to the Sublessee within {{days_to_return_deposit}} days after the termination of this Agreement, less any deductions for damages to the Premises beyond normal wear and tear, unpaid rent, or other breaches of this Agreement.

DEFAULT

If the Sublessee fails to pay rent when due, defaults on any other obligation under this Agreement, or violates any terms of the Master Lease, the Sublessor may, at their option, terminate this Agreement and regain possession of the Premises. The Sublessee shall be given {{notice_days}} days' written notice to cure any default.

GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.
