AGREEMENT FOR PERMISSION TO SUBLET
This Agreement for Permission to Sublet ('Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}}, residing at/with principal place of business at {{landlord_address}} ('Landlord')
Tenant: {{tenant_name}}, residing at {{tenant_address}} ('Tenant')
Subtenant: {{subtenant_name}}, residing at {{subtenant_address}} ('Proposed Subtenant')
RECITALS
WHEREAS, the Landlord and Tenant entered into a Lease Agreement dated {{original_lease_date}} (the 'Original Lease') for the property located at {{property_address}} (the 'Premises'); and
WHEREAS, the Tenant desires to sublet the Premises to the Proposed Subtenant; and
WHEREAS, the Original Lease requires the Tenant to obtain the Landlord's prior written consent before subletting the Premises.
GRANT OF PERMISSION
Subject to the terms and conditions of this Agreement and the Original Lease, the Landlord hereby grants permission to the Tenant to sublet the Premises to the Proposed Subtenant for a term commencing on {{sublet_start_date}} and ending on {{sublet_end_date}} ('Sublet Term').
TERMS AND CONDITIONS
1. The Sublet Agreement between the Tenant and the Proposed Subtenant (the 'Sublease') shall be subject to all terms and conditions of the Original Lease.
2. The Tenant remains primarily responsible for all obligations under the Original Lease, including but not limited to the payment of rent, utilities, and any damages to the Premises, even if the Proposed Subtenant fails to perform such obligations.
3. The Landlord shall be provided with a copy of the fully executed Sublease prior to the commencement of the Sublet Term.
4. The Tenant shall indemnify and hold harmless the Landlord from any and all claims, liabilities, and expenses arising from the Sublease or the Proposed Subtenant's occupancy of the Premises.
5. The Landlord reserves the right to terminate this permission and the Sublease in the event of any breach of the Original Lease or this Agreement by the Tenant or the Proposed Subtenant.
6. The monthly rent payable by the Proposed Subtenant to the Tenant shall be {{sublet_rent_amount}} ({{sublet_rent_currency}}) due on the {{rent_due_day}} day of each month.
7. A security deposit of {{sublet_security_deposit_amount}} ({{sublet_security_deposit_currency}}) shall be paid by the Proposed Subtenant to the Tenant, to be held in accordance with applicable laws.
8. The Proposed Subtenant shall be responsible for utilities including {{utilities_list}}.
NO WAIVER
The Landlord's consent to this specific sublet shall not be construed as a waiver of any provisions of the Original Lease, nor shall it be deemed as consent to any future subletting or assignment of the Premises.
GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of {{country/state/province}}.
ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the Landlord and Tenant with respect to the subject matter hereof and supersedes all prior discussions, negotiations, and agreements, whether oral or written.
