Parties
This Commercial Lease Agreement ("Agreement") is made and entered into this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_company_name}}, a company duly incorporated under the laws of {{landlord_country}}, with its principal place of business at {{landlord_address}} (hereinafter referred to as "Landlord").
Tenant: {{tenant_company_name}}, a company duly incorporated under the laws of {{tenant_country}}, with its principal place of business at {{tenant_address}} (hereinafter referred to as "Tenant").
Premises
The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the commercial property located at {{property_address}}, described as {{property_description}} (hereinafter referred to as "the Premises").
The Premises shall be used exclusively for the purpose of {{permitted_use}}.
Term of Lease
The term of this Agreement shall commence on {{start_date}} and shall continue for a period of {{lease_term_years}} years and {{lease_term_months}} months, expiring on {{end_date}}.
Rent and Payment Terms
The Tenant shall pay to the Landlord a monthly rent of {{currency}}{{rent_amount}} ({{rent_amount_words}}) on the first day of each calendar month, in advance, without deduction or set-off.
Payments shall be made by {{payment_method}} to the Landlord's designated account: {{bank_name}}, Account Number: {{account_number}}, Branch Code: {{branch_code}}.
A late payment penalty of {{currency}}{{late_fee_amount}} shall be levied for any rent payment not received within {{grace_period_days}} days of the due date.
Deposit

This deposit shall be held by the Landlord as security for the Tenant's obligations under this Agreement and shall be returned to the Tenant within {{deposit_return_days}} days after the termination of this Agreement, subject to any deductions for damages or unpaid rent.
Maintenance and Repairs
The Tenant shall be responsible for the day-to-day maintenance and upkeep of the interior of the Premises.
The Landlord shall be responsible for structural repairs, maintenance of the exterior of the Premises, and major building systems unless otherwise specified.
Any alterations or improvements to the Premises by the Tenant require prior written consent from the Landlord.
Utilities
The Tenant shall be responsible for the payment of all utilities and services consumed on the Premises, including but not limited to electricity, water, and refuse removal, from the commencement date of this Agreement.
Insurance
The Tenant shall obtain and maintain adequate insurance cover for its contents and business operations within the Premises.
The Landlord shall maintain adequate insurance cover for the building structure and public liability.
Breach and Termination
In the event of a material breach of this Agreement by either party, the non-breaching party shall provide written notice to the breaching party to remedy such breach within {{cure_period_days}} days. Failure to remedy the breach within the stipulated period may result in the termination of this Agreement.
Upon termination, the Tenant shall vacate the Premises and return them to the Landlord in good condition, fair wear and tear excepted.
Governing Law and Jurisdiction
This Agreement shall be governed by and construed in accordance with the laws of {{governing_country_law}}.
Any dispute arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts of {{governing_city}}.
