APARTMENT LEASE AGREEMENT

This Apartment Lease Agreement (hereinafter referred to as the 'Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

Landlord: {{landlord_name}}, residing at {{landlord_address}}, (hereinafter referred to as 'Landlord'), and

Tenant: {{tenant_name}}, residing at {{tenant_address}}, (hereinafter referred to as 'Tenant').

1. PROPERTY DESCRIPTION

The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the apartment located at {{apartment_address}}, building {{building_name}}, unit {{unit_number}}, (hereinafter referred to as the 'Premises'). The Premises are furnished/unfurnished (delete as applicable) and include {{list_of_included_fixtures_and_appliances}}.

2. LEASE TERM

The term of this Agreement shall commence on {{start_date}} and end on {{end_date}}, unless sooner terminated as provided herein. This Agreement shall automatically renew for a further period of {{renewal_period}} unless either party provides written notice of non-renewal at least {{notice_period}} days prior to the end of the current term.

3. RENT

The monthly rent for the Premises shall be {{rent_amount}} ({{rent_amount_words}}) payable in advance on the {{due_date}} day of each calendar month to the Landlord at {{landlord_payment_address}} or via electronic transfer to Account Name: {{account_name}}, Bank: {{bank_name}}, Account Number: {{account_number}}, Branch Code: {{branch_code}}.

4. DEPOSIT

The Tenant shall pay a security deposit of {{deposit_amount}} ({{deposit_amount_words}}) to the Landlord on or before {{deposit_due_date}}. This deposit shall be held by the Landlord as security for the Tenant's performance of the terms of this Agreement and for any damages caused to the Premises by the Tenant, normal wear and tear excepted. The deposit shall be refunded to the Tenant within {{deposit_refund_days}} days after the termination of this Agreement, less any deductions for damages or unpaid rent.

5. UTILITIES AND SERVICES

The Tenant shall be responsible for the payment of {{tenant_utilities}} utilities and services. The Landlord shall be responsible for the payment of {{landlord_utilities}} utilities and services. Proof of payment for utilities may be requested by the Landlord.

6. MAINTENANCE AND REPAIRS

The Tenant shall keep the Premises in a clean and sanitary condition and shall be responsible for minor repairs and maintenance not exceeding {{minor_repair_limit_amount}}. The Landlord shall be responsible for major repairs and structural maintenance. Any damage caused by the Tenant's negligence or misuse shall be repaired at the Tenant's expense.

7. USE OF PREMISES

The Premises shall be used solely as a private dwelling by the Tenant and {{number_of_occupants}} approved occupants. No business or commercial activity shall be conducted from the Premises without the express written consent of the Landlord. Subletting is {{allowed/not_allowed}} without prior written consent from the Landlord.

8. TERMINATION

The Landlord may terminate this Agreement immediately in the event of a material breach by the Tenant, including but not limited to non-payment of rent, damage to the Premises, or illegal activities.

9. GOVERNING LAW
