1. PARTIES TO THE AGREEMENT

This Industrial Lease Agreement ("Agreement") is made and entered into as of this {{date_of_agreement}}

BETWEEN:

{{landlord_name}} of {{landlord_address}} (hereinafter referred to as the "Lessor")

AND

{{tenant_name}} of {{tenant_address}} (hereinafter referred to as the "Lessee")

2. LEASED PREMISES

The Lessor hereby leases to the Lessee and the Lessee hereby leases from the Lessor, the industrial property located at {{property_address}} (hereinafter referred to as the "Premises").

3. LEASE TERM

The term of this Lease shall be for a period of {{lease_term_years}} ({{lease_term_years_text}}) years, commencing on {{commencement_date}} and terminating on {{termination_date}}.

Optional Renewal: The Lessee shall have the option to renew this Lease for an additional period of {{renewal_period}} years, provided written notice of intent to renew is given to the Lessor at least {{notice_period_days}} days prior to the expiration of the initial term.

4. RENT

5. USE OF PREMISES

The Premises shall be used solely for industrial purposes, specifically {{permitted_use_description}}, and for no other purpose without the prior written consent of the Lessor.

The Lessee shall comply with all applicable laws, ordinances, rules, and regulations regarding the use of the Premises.

6. MAINTENANCE AND REPAIRS

The Lessee shall be responsible for the day-to-day maintenance and minor repairs of the interior of the Premises.

The Lessor shall be responsible for all structural repairs and maintenance of the exterior and common areas of the Premises.

Any major repairs required due to the Lessee's negligence or misuse shall be the responsibility of the Lessee.

7. INSURANCE

The Lessee shall obtain and maintain at its own expense, during the entire term of this Lease, public liability insurance with a minimum coverage of {{insurance_coverage_amount}} and property insurance covering its contents within the Premises.

The Lessor shall insure the building structure against fire and other perils.

8. ALTERATIONS

The Lessee shall not make any structural alterations or additions to the Premises without the prior written consent of the Lessor.

Non-structural alterations, such as {{examples_of_non_structural_alterations}}, may be permitted with Lessor's written approval, which shall not be unreasonably withheld.

9. DEFAULT

In the event of any breach of this Agreement by either Party, the non-defaulting Party shall provide written notice of the default.

10. GOVERNING LAW
