Practical Completion Certificate

This certificate formally acknowledges that all construction works for a project have been completed to the required standards, excluding minor defects that do not prevent the building from being used for its intended purpose. It is used to mark a significant milestone in construction projects, typically triggering final payments and the start of the defects liability period.

Declaration of Practical Completion

We, the undersigned, hereby certify that the works described in the above-referenced contract have reached Practical Completion as of {{date_of_practical_completion}} in accordance with the terms and conditions of the contract documents.

This certifies that, to the best of our knowledge and belief, the works are substantially complete and fit for their intended purpose, notwithstanding any minor defects or omissions as detailed in the attached Schedule of Defects.

Schedule of Defects

A schedule of minor defects and / or outstanding works, which do not prevent the practical use and occupation of the works, is attached hereto as Appendix A. The Contractor is required to rectify these defects within {{defects_rectification_period}} days from the date of this certificate. Failure to do so may result in the Client rectifying the defects and deducting the cost from any outstanding payments or holding the Contractor liable for associated costs.

Commencement of Defects Liability Period

The Defects Liability Period for the project officially commences on {{date_of_practical_completion}} and shall continue for a period of {{defects_liability_period_duration}} months/years, terminating on {{date_of_defects_liability_period_end}}.

Release of Retention (First Moiety)

Upon the issuance of this Practical Completion Certificate, {{percentage_of_retention_release}}% of the retention sum, amounting to {{currency}}{{amount_of_retention_release}}, shall be released to the Contractor in accordance with the contract terms. The remaining retention shall be released upon the expiry of the Defects Liability Period and the rectification of all notified defects.

Client Responsibilities

The Client acknowledges that by accepting this certificate, they assume responsibility for the ongoing security, insurance, and maintenance of the works as from the date of Practical Completion. The Client also acknowledges the commencement of warranty periods for various installations and equipment as per manufacturer guidelines and contract specifications.
