SHOP TENANCY AGREEMENT

This Shop Tenancy Agreement (hereinafter referred to as 'the Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, BETWEEN:

AND

{{tenant_name}} of {{tenant_address}} (hereinafter referred to as 'the Tenant', which expression shall where the context so admits include its successors-in-title and assigns) of the OTHER PART.

1. PREMISES

The Landlord hereby agrees to let and the Tenant hereby agrees to take the shop premises located at {{shop_address}} (hereinafter referred to as 'the Premises'). The Premises comprise {{description_of_premises, e.g., 'a single retail unit on the ground floor with a storage area and a restroom'}}.

2. TERM OF TENANCY

The tenancy shall be for a fixed term of {{term_in_years}} ({{term_in_words}}) years, commencing on {{start_date}} and expiring on {{end_date}}.

3. RENT

The Tenant shall pay to the Landlord a monthly rent of {{currency}}{{amount}} ({{amount_in_words}}) on the {{day_of_month}} day of each calendar month in advance, without any deduction whatsoever. 4. USAGE

The Tenant shall use the Premises solely for the purpose of operating a {{type_of_business, e.g., retail clothing store}}, and for no other purpose whatsoever without the prior written consent of the Landlord.

5. TENANT'S COVENANTS

The Tenant covenants with the Landlord as follows:

a) To keep the interior of the Premises in good and tenantable repair and condition (fair wear and tear excepted).

b) To pay all utility charges including electricity, water, and refuse collection directly to the relevant service providers.

c) Not to make any alterations or additions to the Premises without the prior written consent of the Landlord.

d) To permit the Landlord or its agents to enter the Premises at all reasonable times upon prior notice for the purpose of inspecting the condition of the Premises or carrying out repairs.

e) To comply with all laws, regulations, and bylaws relating to the use and occupation of the Premises.

6. LANDLORD'S COVENANTS

The Landlord covenants with the Tenant as follows:

a) That the Tenant, paying the rent and observing and performing the covenants herein contained, shall peaceably and quietly hold and enjoy the Premises during the tenancy without any interruption by the Landlord or any person claiming under it.

b) To maintain the exterior and structural parts of the Premises in good repair.

c) To ensure that all common areas (if any) are kept clean and in good order.

7. TERMINATION

This Agreement may be terminated by either party giving not less than {{notice_period_in_months}} ({{notice_period_in_words}}) months' written notice to the other party. The Landlord may also terminate this Agreement forthwith if the Tenant breaches any of the terms or conditions herein contained.

8. GOVERNING LAW
