Warehouse Rental Agreement

Parties

This Warehouse Rental Agreement ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

Landlord: {{landlord_company_name}}, a company duly registered under the laws of {{landlord_jurisdiction}}, with its principal place of business at {{landlord_address}} (hereinafter referred to as "Landlord").

Tenant: {{tenant_company_name}}, a company duly registered under the laws of {{tenant_jurisdiction}}, with its principal place of business at {{tenant_address}} (hereinafter referred to as "Tenant").

Premises

The Landlord hereby agrees to lease to the Tenant, and the Tenant hereby agrees to take on lease from the Landlord, the warehouse located at {{warehouse_address}}, as more fully described in Schedule A attached hereto (the "Premises"). The Premises include approximately {{square_meterage}} square meters of warehouse space and {{office_space_meterage}} square meters of office space, along with associated parking areas and accessways.

Lease Term

The term of this Agreement shall commence on {{start_date}} and shall continue for a period of {{lease_term_years}} ({{lease_term_years_words}}) years, terminating on {{end_date}}, unless terminated earlier in accordance with the provisions of this Agreement.

Rent and Deposit

Rent: The Tenant shall pay to the Landlord a monthly rent of {{currency}} {{monthly_rent_amount}} ({{monthly_rent_amount_words}}) in advance, due on the {{rent_due_day}} day of each calendar month. Payments shall be made to the Landlord's designated bank account: Bank Name: {{bank_name}}, Account Name: {{account_name}}, Account Number: {{account_number}}, Branch Code: {{branch_code}}.

Security Deposit: The Tenant shall pay a security deposit of {{currency}} {{security_deposit_amount}} ({{security_deposit_amount_words}}) upon the signing of this Agreement. This deposit shall be held by the Landlord as security for the Tenant's performance of its obligations hereunder and shall be returned to the Tenant within {{deposit_return_days}} days after the termination of this Agreement, subject to any deductions for damages or unpaid rent.

Utilities and Maintenance

Utilities: The Tenant shall be responsible for all utility charges, including but not limited to electricity, water, sewerage, and refuse removal, pertaining to the Premises during the lease term.

Maintenance: The Tenant shall be responsible for the day-to-day maintenance and upkeep of the interior of the Premises, including minor repairs. The Landlord shall be responsible for structural maintenance, major repairs, and the maintenance of the exterior and common areas of the property.

Use of Premises

The Premises shall be used solely for the purpose of {{intended_use_of_warehouse}} and for no other purpose without the prior written consent of the Landlord. The Tenant shall not do or permit to be done on the Premises anything that may be or become a nuisance or annoyance to the Landlord or to occupiers of adjoining premises.

Insurance

The Tenant shall, at its own expense, maintain adequate insurance cover for its inventory, equipment, and other property stored within the Premises against fire, theft, and other perils. The Landlord shall maintain property insurance for the building structure. Each party shall provide the other with proof of insurance upon request.

Default and Termination

In the event of a breach of any term or condition of this Agreement by either party, the non-breaching party shall give written notice to the defaulting party specifying the nature of the breach. If the defaulting party fails to remedy the breach within {{cure_period_days}} days of such notice, the non-breaching party may terminate this Agreement and pursue any other remedies available at law.

Governing Law and Jurisdiction

This Agreement shall be governed by and construed in accordance with the laws of {{governing_law_jurisdiction}}. Any dispute arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts of {{jurisdiction_for_disputes}}.
