SHOP TENANCY AGREEMENT

This Shop Tenancy Agreement (hereinafter referred to as the 'Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

Landlord: {{landlord_name}}, a company/individual residing at {{landlord_address}} (hereinafter referred to as 'the Landlord').

and

Tenant: {{tenant_name}}, a company/individual residing at {{tenant_address}} (hereinafter referred to as 'the Tenant').

1. PREMISES

The Landlord hereby agrees to let to the Tenant, and the Tenant hereby agrees to take from the Landlord, the shop premises located at {{shop_address}} (hereinafter referred to as 'the Premises').

The Premises shall be used solely for the purpose of {{nature_of_business}} and for no other purpose whatsoever without the prior written consent of the Landlord.

2. LEASE TERM

The term of this Agreement shall commence on {{start_date}} and shall continue for a period of {{lease_duration_years}} ({{lease_duration_words}}) years, terminating on {{end_date}}.

Upon the expiration of the initial term, this Agreement may be renewed for a further period upon mutually agreed terms and conditions, provided the Tenant gives written notice to the Landlord of their intention to renew at least {{notice_period_days}} days prior to the expiration of the current term.

3. RENT

The Tenant shall pay to the Landlord a monthly rent of {{currency}} {{rent_amount}} ({{rent_amount_words}}) on or before the {{due_day}} day of each calendar month, in advance, without deduction or set-off.

Payment shall be made by {{payment_method}} to {{bank_details}}.

A late payment penalty of {{currency}} {{late_payment_penalty}} will be applied for each day the rent is overdue.

The rent shall be reviewed annually on {{review_date}} and may be increased by a maximum of {{annual_increase_percentage}}%.

4. DEPOSIT

The Tenant shall pay to the Landlord a security deposit of {{currency}} {{deposit_amount}} ({{deposit_amount_words}}) upon the signing of this Agreement. This deposit shall be held by the Landlord as security for the due performance by the Tenant of their obligations under this Agreement.

The deposit, or any balance thereof, shall be refunded to the Tenant within {{refund_days}} days after the termination of this Agreement, less any deductions for repairs to damages caused by the Tenant (fair wear and tear excepted), unpaid rent, or other breaches of this Agreement.

5. OBLIGATIONS OF THE TENANT

The Tenant shall maintain the Premises in a clean, tidy, and tenantable condition.

The Tenant shall be responsible for all utility charges, including but not limited to electricity, water, and refuse removal.

The Tenant shall not make any structural alterations or additions to the Premises without the prior written consent of the Landlord.

The Tenant shall not sublet or assign the Premises, or any part thereof, without the prior written consent of the Landlord.

6. OBLIGATIONS OF THE LANDLORD

The Landlord shall ensure the structural soundness of the Premises and effect all necessary external repairs.

The Landlord shall ensure that the Tenant has peaceful and undisturbed possession of the Premises during the term of this Agreement.

The Landlord shall be responsible for the payment of all rates and taxes levied on the Premises, unless otherwise agreed in writing.

7. TERMINATION

This Agreement may be terminated by either party by giving {{notice_period_months}} ({{notice_period_words}}) months' written notice to the other party.

The Landlord may terminate this Agreement immediately in the event of a material breach of any terms and conditions by the Tenant.

8. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of {{country_of_jurisdiction}}.
