UNLIMITED POWER OF ATTORNEY

This power of attorney shall be unlimited in scope and shall include, but not be limited to, the powers listed below.

Financial Powers

My Attorney-in-Fact shall have the power to:

a. Open, maintain, or close any accounts (checking, savings, money market, or otherwise) at any bank, financial institution, or brokerage firm;

b. Deposit, withdraw, or endorse any cheques or other instruments for deposit or collection;

c. Invest, sell, exchange, convert, or otherwise deal with any stocks, bonds, mutual funds, or other securities or commodities;

d. Borrow money, or extend credit, in my name and/or on my behalf, and to execute any notes, deeds of trust, mortgages, or other instruments evidencing such indebtedness;

e. Pay or collect any debts, obligations, or moneys due or owing by or to me;

f. Have access to and manage any safe deposit box in my name;

g. Prepare, sign, and file federal, provincial, local, and foreign income, gift, and other tax returns, claims for refunds, requests for extensions, and any other tax-related documents.

Legal Powers

My Attorney-in-Fact shall have the power to:

a. Institute, prosecute, defend, compromise, arbitrate, or settle any legal actions or proceedings in which I am or may become a party;

b. Execute and deliver on my behalf any documents, including but not limited to, contracts, deeds, leases, agreements, and releases;

c. Appear on my behalf before any judicial, administrative, or governmental body or agency;

d. Retain and compensate legal counsel, accountants, and other professionals on my behalf.

Property Powers

My Attorney-in-Fact shall have the power to:

a. Purchase, sell, lease, exchange, mortgage, convey, or otherwise dispose of any real or personal property or any interest therein, on my behalf;

b. Manage, maintain, improve, or repair any of my real or personal property;

c. Collect all rents, income, interest, and profits from my properties.

Effective Date and Revocation

Governing Law
