Parties
This Modification of Lease Agreement ('Modification') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Lessor: {{lessor_name}}, a company duly incorporated under the laws of {{lessor_jurisdiction}}, with its principal place of business at {{lessor_address}} (hereinafter referred to as 'Lessor').
Lessee: {{lessee_name}}, a company duly incorporated under the laws of {{lessee_jurisdiction}}, with its principal place of business at {{lessee_address}} (hereinafter referred to as 'Lessee').
Collectively, the Lessor and Lessee are referred to as 'Parties' and individually as 'Party'.
Recitals
WHEREAS, the Parties previously entered into a Lease Agreement dated {{original_lease_date}} for the property located at {{property_address}} ('Original Lease').
WHEREAS, the Parties desire to amend certain terms and conditions of the Original Lease as set forth in this Modification.
Agreed Modifications
The Parties hereby agree to modify the Original Lease as follows:
1. Rent Adjustment: Clause {{original_rent_clause_number}} of the Original Lease shall be amended to reflect the new monthly rent of {{new_monthly_rent}} ({{new_monthly_rent_words}}) commencing from {{effective_date_of_rent_change}}. The new payment schedule shall be on or before the {{payment_due_day}} of each month.
2. Lease Term Extension/Reduction: Clause {{original_term_clause_number}} of the Original Lease shall be amended. The new lease term shall commence on {{new_lease_start_date}} and terminate on {{new_lease_end_date}}.
3. Permitted Use of Premises: Clause {{original_use_clause_number}} of the Original Lease shall be amended to include/exclude the following activities: {{new_permitted_activities}}.
4. Maintenance Responsibilities: Clause {{original_maintenance_clause_number}} of the Original Lease shall be modified such that {{new_maintenance_responsibilities}}.
5. Other Specific Changes: {{other_specific_changes_details}}. (e.g., changes to utility payments, security deposit, parking arrangements etc.)
Effect of Modification
Except as expressly modified by this Modification, all other terms and conditions of the Original Lease shall remain in full force and effect.
This Modification shall be read and construed as part of the Original Lease.
Governing Law
This Modification and any disputes arising out of or in connection with it shall be governed by and construed in accordance with the laws of {{governing_jurisdiction}}.
Entire Agreement
This Modification, together with the Original Lease, constitutes the entire agreement between the Parties with respect to the subject matter hereof and supersedes all prior discussions, negotiations, and agreements, whether oral or written.
