TENANCY AGREEMENT
This Shop Tenancy Agreement (hereinafter referred to as the 'Agreement') is made and entered into on this this {{day}} day of {{month}}, {{year}}.
BETWEEN:
{{landlord_name}} of {{landlord_address}} (hereinafter referred to as 'the Landlord')
AND

PREMISES
The Landlord hereby agrees to let and the Tenant hereby agrees to take all that commercial shop premises situated at {{shop_address}} (hereinafter referred to as 'the Premises').
The Premises are to be used solely for the purpose of {{permitted_use}}.
TERM OF TENANCY
The tenancy shall be for a fixed term of {{term_duration}} commencing on {{start_date}} and expiring on {{end_date}}.
RENT AND DEPOSIT

a. Pay rent punctually as stipulated.
b. Maintain the interior of the Premises in good and tenantable repair and condition.
c. Not to make any structural alterations or additions to the Premises without the prior written consent of the Landlord.
d. Allow the Landlord or their agents access to the Premises for inspection or repairs with reasonable notice.
e. Comply with all laws, regulations, and bylaws relating to the use of the Premises.
LANDLORD'S OBLIGATIONS
The Landlord agrees to:
a. Ensure the Tenant has quiet enjoyment of the Premises without interruption.
b. Maintain the exterior and structural parts of the Premises in good repair.
c. Pay all property rates and taxes related to the Premises, excluding utilities consumed by the Tenant.
d. Provide a safe and habitable environment for the Tenant.
TERMINATION
This Agreement may be terminated by either party giving {{notice_period}} months' written notice to the other party.
The Landlord may terminate this Agreement immediately in the event of a breach of any of the terms and conditions by the Tenant.
GOVERNING LAW
