LAND LEASE AGREEMENT
This Land Lease Agreement (hereinafter referred to as the “Agreement”) is made and entered into on this {{day}} day of {{month}}, {{year}} (the “Effective Date”) by and between:
{{lessor_name}}, with a principal place of business at {{lessor_address}} (hereinafter referred to as the “Lessor”), and
{{lessee_name}}, with a principal place of business at {{lessee_address}} (hereinafter referred to as the “Lessee”).
1. LEASED PREMISES
The Lessor hereby agrees to lease to the Lessee, and the Lessee hereby agrees to lease from the Lessor, the land located at {{property_address}} and legally described as {{legal_description_of_property}} (hereinafter referred to as the “Leased Premises”). The Leased Premises shall be used solely for the purpose of {{purpose_of_lease}}.
2. TERM OF LEASE
The term of this Agreement shall commence on {{start_date}} and shall continue for a period of {{number_of_years}} ({{number_of_years_words}}) years, terminating on {{end_date}}, unless terminated earlier in accordance with the provisions of this Agreement.
3. RENT
The Lessee shall pay to the Lessor a monthly rent of {{currency}}{{amount}} ({{amount_words}}) on the first day of each month, in advance, without deduction or set-off. Rent payments shall be made to {{payment_method_details}}.
Any rent not paid within {{number_of_days}} days of the due date shall be subject to a late fee of {{currency}}{{late_fee_amount}}.
4. USAGE AND MAINTENANCE
The Lessee shall use the Leased Premises in a lawful manner and in accordance with all applicable laws, ordinances, and regulations. The Lessee shall be responsible for the maintenance and repair of the Leased Premises, including but not limited to {{maintenance_responsibilities}}.
The Lessee shall not make any alterations or improvements to the Leased Premises without the prior written consent of the Lessor.
5. TAXES AND UTILITIES
The Lessee shall be responsible for paying all taxes, assessments, and utilities associated with the Leased Premises, including but not limited to {{list_of_taxes_and_utilities}}.
6. INSURANCE
The Lessee shall, at its own expense, maintain comprehensive general liability insurance with coverage of not less than {{currency}}{{insurance_coverage_amount}} and property insurance covering the Leased Premises against loss or damage by fire and other perils. The Lessor shall be named as an additional insured on all such policies.
7. DEFAULT AND TERMINATION
In the event that either party breaches any provision of this Agreement, the non-breaching party shall provide written notice of such breach to the breaching party. If the breaching party fails to cure the breach within {{number_of_days_to_cure}} days of receiving such notice, the non-breaching party may terminate this Agreement immediately upon written notice.
Upon termination, the Lessee shall vacate the Leased Premises and remove all personal property within {{number_of_days_to_vacate}} days.
8. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.
9. DISPUTE RESOLUTION
