LAND SALE AGREEMENT
This Land Sale Agreement (hereinafter referred to as the “Agreement”) is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
{{seller_name}}, of {{seller_address}} (hereinafter referred to as the “Seller”), and
{{buyer_name}}, of {{buyer_address}} (hereinafter referred to as the “Buyer”).
1. PROPERTY DESCRIPTION
The Seller agrees to sell and the Buyer agrees to purchase the following described property (hereinafter referred to as the “Property”):

Physical Address: {{property_address}}
Legal Description: {{legal_description}}
Size: Approximately {{land_size}} square meters/acres
2. PURCHASE PRICE
The total purchase price for the Property shall be {{currency}} {{purchase_price}} ({{purchase_price_words}}).
A deposit of {{currency}} {{deposit_amount}} ({{deposit_amount_words}}) shall be paid by the Buyer to the Seller upon the signing of this Agreement. This deposit shall be non-refundable except as otherwise provided in this Agreement.
The remaining balance of {{currency}} {{balance_amount}} ({{balance_amount_words}}) shall be paid by the Buyer to the Seller on or before {{closing_date}} (hereinafter referred to as the “Closing Date”).
3. TERMS OF PAYMENT

4. CONDITIONS OF SALE
The sale of the Property is subject to the following conditions:
4.1 The Buyer shall obtain financing for the purchase price within {{financing_days}} days from the date of this Agreement, failing which this Agreement may be terminated by either party.
4.2 The Seller shall provide all necessary documentation for the transfer of title, including but not limited to the title deed, land rates clearance certificate, and land rent clearance certificate, on or before the Closing Date.
4.3 The Property shall be sold “as is” and the Buyer acknowledges having inspected the Property and being satisfied with its condition.
5. TRANSFER OF TITLE
Upon full payment of the purchase price, the Seller shall execute all necessary documents to transfer the title of the Property to the Buyer. The costs associated with the transfer of title, including stamp duty and legal fees, shall be borne by {{party_responsible_for_costs}}.
6. POSSESSION
Vacant possession of the Property shall be given to the Buyer on the Closing Date, provided the full purchase price has been paid.
7. DEFAULT
In the event of default by the Buyer, the deposit paid shall be forfeited to the Seller as liquidated damages.
In the event of default by the Seller, the Seller shall refund the deposit to the Buyer in full, along with {{penalty_percentage}}% of the purchase price as liquidated damages.
8. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.
9. DISPUTE RESOLUTION
Any dispute, controversy, or claim arising out of or relating to this Agreement, or the breach, termination, or invalidity thereof, shall be settled by arbitration in accordance with the rules of the {{arbitration_body}}.
