LEASE AGREEMENT

This Lease Agreement (hereinafter referred to as 'the Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}},

BETWEEN:

{{company_name}} (Registration Number: {{company_registration_number}}), a company duly incorporated and existing under the laws of {{country}}, with its principal place of business at {{company_address}} (hereinafter referred to as 'the Lessor').

AND

{{tenant_company_name}} (Registration Number: {{tenant_company_registration_number}}), a company duly incorporated and existing under the laws of {{country}}, with its principal place of business at {{tenant_address}} (hereinafter referred to as 'the Lessee').

1. PREMISES

The Lessor hereby leases to the Lessee, and the Lessee hereby takes on lease from the Lessor, the commercial property located at {{property_address}} (hereinafter referred to as 'the Premises').

The Premises comprise of {{description_of_premises}}.

2. TERM OF LEASE

The initial term of this Lease shall be for a period of {{lease_term_years}} ({{lease_term_years_words}}) years, commencing on {{start_date}} and terminating on {{end_date}}.

The Lease may be renewed for {{renewal_options}} as mutually agreed upon by both parties, subject to a review of the rental amount and other terms.

3. RENTAL AMOUNT AND PAYMENT

The rental amount payable by the Lessee to the Lessor shall be {{currency}} {{rental_amount}} ({{rental_amount_words}}) per month, payable in advance on or before the {{payment_day}} day of each calendar month.

Payments shall be made by way of {{payment_method}} to {{bank_account_details}} or such other account as the Lessor may from time to time direct in writing.

A {{late_payment_penalty_percentage}}% penalty per month shall be levied on any rental amount not paid by the due date.

4. DEPOSIT

The Lessee shall pay a security deposit of {{currency}} {{deposit_amount}} ({{deposit_amount_words}}) to the Lessor on or before the commencement date of this Agreement.

The deposit shall be held by the Lessor as security for the due fulfillment by the Lessee of its obligations in terms of this Agreement and shall be refunded to the Lessee, without interest, within {{days_to_refund_deposit}} days after the termination of this Agreement, less any amounts due to the Lessor for damages, unpaid rent, or other breaches of this Agreement.

5. USE OF PREMISES

The Premises shall be used by the Lessee solely for the purpose of {{intended_use_of_premises}}, and for no other purpose without the prior written consent of the Lessor.

The Lessee shall not use the Premises for any illegal or unlawful purpose.

6. MAINTENANCE AND REPAIRS

The Lessee shall be responsible for the day-to-day maintenance and upkeep of the interior of the Premises, including {{lessee_maintenance_responsibilities}}.

The Lessor shall be responsible for structural repairs to the Premises and the maintenance of the exterior and common areas, including {{lessor_maintenance_responsibilities}}.

7. INSURANCE

The Lessor shall maintain comprehensive insurance cover for the Premises against fire, flood, and other perils.

The Lessee shall be responsible for insuring its own fixtures, fittings, and stock within the Premises.

8. BREACH AND TERMINATION

Should either party breach any material term of this Agreement and fail to remedy such breach within {{notice_period_days}} days of receipt of written notice requiring it to do so, the aggrieved party shall be entitled, without prejudice to any other rights it may have in law, to terminate this Agreement forthwith and to claim damages.

This Agreement may also be terminated by mutual written consent.

9. APPLICABLE LAW
