Parties
This Lease to Own Agreement ('Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}}, residing at {{landlord_address}}.
Tenant: {{tenant_name}}, residing at {{tenant_address}}.
Property Description
The Landlord hereby agrees to lease to the Tenant, and the Tenant agrees to lease from the Landlord, the real property located at {{property_address}} (the 'Property'). The Property includes {{description_of_inclusions_e.g._fixtures_appliances}} and is more fully described in Exhibit A, attached hereto and incorporated by reference.
Lease Term
The initial term of this Lease shall be for a period of {{lease_term_in_months}} months, commencing on {{start_date}} and ending on {{end_date}} ('Lease Term').
Rent
The Tenant shall pay to the Landlord a monthly rent of {{monthly_rent_amount}} {{currency}} ('Rent'), due on the {{day_of_month_rent_is_due}} day of each month. Rent payments shall be made to {{rent_payment_method_and_details}}.
Option to Purchase
In consideration of the Rent paid and the covenants contained herein, the Landlord grants to the Tenant an exclusive option to purchase the Property ('Option') under the terms and conditions set forth in this Agreement.
The purchase price for the Property shall be {{purchase_price_amount}} {{currency}}.
The Option may be exercised by the Tenant at any time during the Lease Term by providing written notice to the Landlord of their intent to purchase, at least {{notice_period_days}} days prior to the expiration of the Lease Term.
A portion of the monthly rent, specifically {{option_fee_portion_of_rent_amount}} {{currency}}, shall be credited towards the purchase price if the Option to Purchase is exercised by the Tenant.
Option Fee

Maintenance and Repairs
During the Lease Term, the Tenant shall be responsible for all routine maintenance and minor repairs to the Property. Major structural repairs, unless caused by the Tenant's negligence or misuse, shall be the responsibility of the Landlord.
Utilities
The Tenant shall be responsible for all utility services and charges associated with the Property, including but not limited to electricity, water, gas, and refuse collection, commencing from the start date of the Lease Term.
Default
If the Tenant fails to pay rent on time, breaches any other covenant of this Agreement, or fails to exercise the Option within the specified period, the Landlord may, at their option, terminate this Agreement and retain all option fees and any portion of rent allocated towards the purchase price.
Governing Law
This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.
