Parties
This Month-to-Month Lease Agreement (hereinafter referred to as the "Agreement") is made and entered into on this the {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}}, residing at {{landlord_address}} (hereinafter referred to as the "Landlord").
Tenant: {{tenant_name}}, residing at {{tenant_address}} (hereinafter referred to as the "Tenant").
Premises
The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the premises located at {{property_address}}, {{city}}, {{province/state}}, {{country}} (hereinafter referred to as the "Premises"). The Premises consist of {{number_of_bedrooms}} bedrooms, {{number_of_bathrooms}} bathrooms, and {{other_rooms}}, and is intended for residential use only.
Term
This Agreement shall commence on {{start_date}} and shall continue on a month-to-month basis until terminated by either party in accordance with the terms herein. The Agreement will automatically renew on the first day of each subsequent month unless terminated.
Rent
The monthly rent for the Premises shall be {{currency}} {{rent_amount}} ({{rent_amount_words}}), payable in advance on the {{due_day}} day of each calendar month. Payments shall be made to the Landlord at {{landlord_payment_address}} or into account number {{bank_account_number}} at {{bank_name}}.
Security Deposit

This deposit shall be held by the Landlord as security for the Tenant's performance of its obligations under this Agreement. The security deposit will be returned to the Tenant within {{number_of_days}} days after the termination of this Agreement, less any deductions for damages beyond normal wear and tear or unpaid rent.
Any deductions made will be itemized and provided to the Tenant.
Utilities

Maintenance and Repairs
The Landlord shall be responsible for all major structural repairs and maintenance of the Premises. The Tenant shall be responsible for keeping the Premises clean and in good order and for performing minor repairs and maintenance, including but not limited to {{tenant_maintenance_responsibilities}}. Any damages caused by the Tenant's negligence or misuse will be repaired at the Tenant's expense.
Termination
This Agreement may be terminated by either party by providing a written notice of termination to the other party at least {{notice_period_days}} days prior to the desired termination date. Such notice must be delivered to the following addresses:

Upon termination, the Tenant shall vacate the Premises and return all keys to the Landlord by the termination date.
Governing Law
This Agreement shall be governed by and construed in accordance with the laws of {{country}}. Any disputes arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts of {{city}}, {{country}}.
Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions, negotiations, and agreements, whether oral or written, relating to the subject matter hereof. Any modifications to this Agreement must be in writing and signed by both the Landlord and the Tenant.
