Offer to Purchase Real Estate Property
This Offer to Purchase ('Offer') is made on {{date}} by {{buyer_name}} ('Buyer') residing at {{buyer_address}}, to {{seller_name}} ('Seller') residing at {{seller_address}}, for the purchase of the property located at {{property_address}} (the 'Property'), described as {{property_description}}.
Purchase Price
The Buyer offers to purchase the Property for the sum of {{purchase_price}} ({{purchase_price_words}}) ZAR (the 'Purchase Price').
Payment Terms
The Purchase Price shall be paid as follows:
a) An initial deposit of {{deposit_amount}} ({{deposit_amount_words}}) ZAR shall be paid by the Buyer to the Seller's nominated conveyancer, {{conveyancer_name}}, within {{deposit_days}} days of acceptance of this Offer.
b) The balance of the Purchase Price, amounting to {{balance_amount}} ({{balance_amount_words}}) ZAR, shall be paid on the date of transfer of the Property into the Buyer's name.
c) All payments shall be made in South African Rands (ZAR) via electronic funds transfer (EFT) to the nominated bank account of the conveyancer.
Occupational Rent
Should the Buyer take occupation of the Property prior to the date of transfer, the Buyer shall pay occupational rent to the Seller at the rate of {{occupational_rent_amount}} ZAR per month, payable in advance on the first day of each month, commencing from the date of occupation until the date of transfer.
Conditions Precedent (Contingencies)
This Offer is subject to the fulfilment of the following conditions precedent within {{condition_days}} days from the date of acceptance of this Offer:
a) The Buyer obtaining a mortgage bond approval from a recognised financial institution for an amount not less than {{bond_amount}} ZAR.
b) The Buyer obtaining a satisfactory building inspection report for the Property.

Possession and Transfer
Vacant possession of the Property shall be given to the Buyer on the date of transfer, or by mutual agreement, on {{possession_date}}. The transfer of the Property shall be registered by the Seller's nominated conveyancer, {{conveyancer_name}}, at the Seller's cost, save for bond registration costs which shall be borne by the Buyer.
Acceptance
This Offer shall remain open for acceptance by the Seller until {{offer_expiry_date}} at {{offer_expiry_time}}. If not accepted by this time, this Offer shall lapse and be of no force and effect.
General Clauses
a) This Offer constitutes the entire agreement between the parties and no amendment or variation hereto shall be of any force or effect unless reduced to writing and signed by both parties.
b) The parties choose as their *domicilium citandi et executandi* for all purposes under this Offer, including the service of all notices and processes, their respective addresses as set out above.
c) This Offer shall be governed by and construed in accordance with the laws of South Africa.
