STORAGE LEASE AGREEMENT
This Storage Lease Agreement ('Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Lessor: {{lessor_name}}, with a principal place of business at {{lessor_address}} (hereinafter referred to as 'Lessor').
Lessee: {{lessee_name}}, with a principal place of business at {{lessee_address}} (hereinafter referred to as 'Lessee').
Collectively referred to as the 'Parties'.
1. LEASED PREMISES
The Lessor hereby leases to the Lessee, and the Lessee hereby leases from the Lessor, storage unit number {{unit_number}}, located at {{storage_facility_address}} (hereinafter referred to as the 'Premises'). The approximate size of the Premises is {{unit_dimensions}}.
2. TERM OF LEASE
The term of this Agreement shall commence on {{start_date}} and shall continue on a month-to-month basis until terminated by either Party in accordance with the provisions of this Agreement.
Either Party may terminate this Agreement by providing {{notice_period}} days’ written notice to the other Party.
3. RENT
The Lessee shall pay to the Lessor a monthly rental fee of {{currency}}{{monthly_rent}} ({{monthly_rent_words}}) due on the {{due_day}} day of each calendar month. Payments shall be made to {{payment_method}}.
A late fee of {{currency}}{{late_fee}} will be assessed if rent is not received by the {{late_fee_day}} day of the month.
4. USE OF PREMISES
The Premises shall be used solely for the storage of personal property or business inventory and for no other purpose. The Lessee agrees not to store any hazardous materials, flammable substances, perishable goods, living organisms, illegal substances, or stolen property within the Premises.
The Lessee shall not use the Premises for residential purposes, manufacturing, or any activity that would violate local zoning laws or ordinances.
5. MAINTENANCE AND REPAIRS
The Lessee is responsible for maintaining the interior of the Premises in a clean and orderly condition. The Lessor shall be responsible for structural repairs to the Premises, except for damages caused by the Lessee's negligence or misuse.
6. INSURANCE
The Lessee acknowledges that the Lessor does not provide insurance coverage for the Lessee's stored property. The Lessee is solely responsible for obtaining and maintaining their own insurance coverage for their property stored within the Premises.
7. ACCESS
The Lessee shall have access to the Premises during the facility's operating hours, from {{start_time}} to {{end_time}} on {{days_of_week}}.
The Lessor reserves the right to enter the Premises in case of emergency, for repairs, or to inspect the Premises upon reasonable prior notice to the Lessee.
8. DEFAULT
In the event of a default by the Lessee, including but not limited to the non-payment of rent, the Lessor may, at their option, terminate this Agreement and take possession of the Premises. The Lessor may also exercise any other remedies available under applicable law, including placing a lien on the stored property for unpaid rent and other charges.
9. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of {{country_state_region}}.
10. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the Parties and supersedes all prior discussions, negotiations, and agreements, whether oral or written.
