SUBLEASE AGREEMENT

This Sublease Agreement (the "Agreement") is made and entered into this {{date_of_agreement}} by and between:

Original Tenant (Sublessor): {{sublessor_name}}, residing at {{sublessor_address}}, and

New Tenant (Sublessee): {{sublessee_name}}, residing at {{sublessee_address}}.

PROPERTY

The Sublessor agrees to sublease to the Sublessee, and the Sublessee agrees to take from the Sublessor, the property located at {{property_address}} (the "Premises"). The Premises are currently subject to a master lease agreement between the Sublessor and the Landlord, {{landlord_name}}, dated {{master_lease_date}} (the "Master Lease"). A copy of the Master Lease is attached hereto as Exhibit A and is incorporated by reference.

TERM OF SUBLEASE

The term of this Sublease shall commence on {{start_date}} and shall terminate on {{end_date}}.

RENT

The Sublessee shall pay to the Sublessor a monthly rent of {{rent_amount}} ({{rent_amount_words}}) on the {{day_of_month}} day of each month, in advance. Rent shall be paid to the Sublessor at {{sublessor_payment_address}} or by electronic transfer to {{sublessor_bank_details}}. Any rent not paid by the {{late_payment_day}} day of the month shall incur a late fee of {{late_fee_amount}}.

SECURITY DEPOSIT

Upon execution of this Agreement, the Sublessee shall pay to the Sublessor a security deposit of {{security_deposit_amount}} ({{security_deposit_amount_words}}). This deposit shall be held by the Sublessor as security for the Sublessee's faithful performance of the terms of this Agreement. The security deposit shall be returned to the Sublessee within {{days_to_return_deposit}} days after the termination of this Sublease, less any deductions for damages to the Premises beyond normal wear and tear, unpaid rent, or other charges as permitted by law.

UTILITIES AND SERVICES

The Sublessee shall be responsible for paying the costs of the following utilities and services: {{utilities_paid_by_sublessee}}. The Sublessor shall be responsible for paying the costs of the following utilities and services: {{utilities_paid_by_sublessor}}.

Alternatively: The Sublessee shall pay a pro-rata share of all utilities and services amounting to {{utilities_share_percentage}}% of the total monthly utility bill, including but not limited to electricity, water, gas, and internet.

USE OF PREMISES

The Premises shall be used and occupied by the Sublessee exclusively as a private residence and for no other purpose. The Sublessee shall not commit or permit any waste or nuisance on the Premises, nor use the Premises for any illegal or unlawful purpose.

MAINTENANCE AND REPAIRS

The Sublessee agrees to maintain the Premises in a clean and sanitary condition and to repair any damage to the Premises caused by the Sublessee or their guests, ordinary wear and tear excepted. The Sublessee shall promptly notify the Sublessor of any needed repairs.

GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.

ENTIRE AGREEMENT

This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements, understandings, negotiations, and discussions, whether oral or written.
