WAREHOUSE RENTAL AGREEMENT

This Warehouse Rental Agreement (hereinafter “Agreement”) is made and entered into on this {{date_of_agreement}} day of {{month_of_agreement}}, {{year_of_agreement}}, by and between:

Landlord: {{landlord_name}}, with a principal place of business at {{landlord_address}} (hereinafter “Landlord”), and

Tenant: {{tenant_name}}, with a principal place of business at {{tenant_address}} (hereinafter “Tenant”).

WHEREAS, the Landlord is the legal owner of the warehouse property located at {{warehouse_address}} (hereinafter “the Premises”);

WHEREAS, the Tenant desires to rent the Premises from the Landlord, and the Landlord agrees to lease the Premises to the Tenant, subject to the terms and conditions hereinafter appearing;

1. PREMISES

The Landlord hereby leases to the Tenant, and the Tenant hereby rents from the Landlord, the warehouse property located at {{warehouse_address}}, including approximately {{square_footage}} square meters/feet of space, together with all appurtenances thereto (hereinafter referred to as the “Premises”). The Premises shall be used exclusively for {{intended_use_of_premises}}.

2. TERM OF AGREEMENT

The term of this Agreement shall commence on {{start_date}} and shall continue for a period of {{term_length}} (e.g., months, years), ending on {{end_date}} (hereinafter “the Term”).

This Agreement may be renewed for an additional term upon mutual written agreement of both parties at least {{notice_period_for_renewal}} days prior to the expiration of the current Term.

3. RENT

The Tenant shall pay to the Landlord a monthly rent of {{currency}} {{monthly_rent_amount}} ({{monthly_rent_amount_words}}) (hereinafter “Rent”), payable in advance on the {{due_day_of_month}} day of each calendar month. Payments shall be made to the Landlord at {{landlord_payment_address}} or into the bank account specified by the Landlord: Account Name: {{bank_account_name}}, Bank: {{bank_name}}, Account Number: {{bank_account_number}}.

A late payment fee of {{currency}} {{late_fee_amount}} shall be applied if the Rent is not paid within {{grace_period_days}} days of the due date.

4. DEPOSIT

The Tenant shall pay a security deposit of {{currency}} {{deposit_amount}} ({{deposit_amount_words}}) to the Landlord upon signing this Agreement. This deposit shall be held by the Landlord as security for the Tenant's faithful performance of the terms and conditions of this Agreement.

The security deposit shall be refunded to the Tenant within {{days_to_refund_deposit}} days after the termination of this Agreement, provided that the Tenant has vacated the Premises and returned it to the Landlord in good condition, reasonable wear and tear excepted, and has paid all outstanding rent and other charges.

5. MAINTENANCE AND REPAIRS

The Tenant shall be responsible for the day-to-day maintenance and cleanliness of the interior of the Premises.

The Landlord shall be responsible for all structural repairs, exterior maintenance, and maintenance of plumbing and electrical systems, unless such damage is caused by the negligence or willful act of the Tenant or their agents.

The Tenant shall promptly notify the Landlord of any required repairs.

6. INSURANCE

The Tenant shall maintain adequate insurance coverage for its inventory and operations within the Premises. The Landlord shall maintain property insurance for the structure of the Premises.

7. TERMINATION

Either party may terminate this Agreement by providing {{notice_period_termination}} days’ written notice to the other party.

The Landlord may terminate this Agreement immediately if the Tenant breaches any material term of this Agreement, including but not limited to, non-payment of rent, unlawful use of the Premises, or damage to the Premises.

8. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.

9. ENTIRE AGREEMENT

This Agreement constitutes the entire agreement between the Landlord and the Tenant, and supersedes all prior discussions, negotiations, and agreements, whether oral or written, relating to the subject matter hereof.
