LANDLORD CONSENT TO SUBLEASE AGREEMENT
This Landlord Consent to Sublease Agreement ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}}, residing at/with principal place of business at {{landlord_address}} (hereinafter referred to as "Landlord").
Tenant (Sublessor): {{tenant_name}}, residing at {{tenant_address}} (hereinafter referred to as "Tenant").
Sublessee: {{sublessee_name}}, residing at {{sublessee_address}} (hereinafter referred to as "Sublessee").
1. PREMISES
The Landlord is the owner of the property located at {{property_address}} (hereinafter referred to as the "Premises"). The Tenant currently holds a lease agreement with the Landlord for the Premises, dated {{original_lease_date}} (hereinafter referred to as the "Original Lease").
2. CONSENT TO SUBLEASE
Subject to the terms and conditions set forth in this Agreement, the Landlord hereby consents to the sublease of the Premises by the Tenant to the Sublessee for a period commencing on {{sublease_start_date}} and ending on {{sublease_end_date}} (hereinafter referred to as the "Sublease Term").
The Sublessee shall pay a monthly rent of {{sublease_rent_amount}} ({{currency}}) to the Tenant, due on the {{rent_due_day}} of each month. The Tenant remains solely responsible for the payment of the full rent amount as stipulated in the Original Lease to the Landlord.
3. TERMS OF SUBLEASE AGREEMENT
The Tenant and Sublessee shall enter into a separate Sublease Agreement which shall be consistent with the terms of the Original Lease and this Consent Agreement. A copy of the proposed Sublease Agreement is attached hereto as Schedule A.
The Sublease Agreement shall not amend, modify, or supersede any terms or conditions of the Original Lease, which remains in full force and effect. In the event of any conflict between the Sublease Agreement and the Original Lease, the terms of the Original Lease shall prevail.
4. TENANT'S CONTINUED LIABILITY
The Tenant acknowledges and agrees that this consent to sublease does not release the Tenant from any of its obligations, duties, or liabilities under the Original Lease. The Tenant shall remain primarily and fully responsible for the payment of rent, maintenance of the Premises, and compliance with all terms and conditions of the Original Lease, including any damages caused by the Sublessee.
5. INDEMNIFICATION
The Tenant hereby agrees to indemnify, defend, and hold harmless the Landlord from and against any and all claims, demands, liabilities, losses, damages, costs, and expenses (including, without limitation, reasonable legal fees) arising out of or in connection with the sublease, including but not limited to, any breach of the Original Lease or the Sublease Agreement by the Sublessee, or any acts or omissions of the Sublessee or their guests.
6. INSURANCE
The Tenant and/or Sublessee shall maintain adequate renter's insurance coverage throughout the Sublease Term, with minimum liability coverage of {{insurance_liability_amount}} ({{currency}}). Proof of such insurance shall be provided to the Landlord upon request.
7. TERMINATION OR DEFAULT
Any default by the Sublessee under the Sublease Agreement or any violation of the terms of the Original Lease shall be deemed a default by the Tenant under the Original Lease, entitling the Landlord to exercise all remedies available under the Original Lease and applicable law.
8. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.
9. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between the Landlord and the Tenant concerning the Landlord's consent to the sublease and supersedes all prior discussions, negotiations, and agreements, whether oral or written.
