Parties

This Tenancy Agreement is made and entered into on this {{day}} day of {{month}}, {{year}}.

BETWEEN:

{{landlord_company_name}} of {{landlord_company_address}} (hereinafter referred to as the 'Landlord')

AND

{{tenant_company_name}} of {{tenant_company_address}} (hereinafter referred to as the 'Tenant')

Premises

The Landlord hereby agrees to let, and the Tenant hereby agrees to take, the shop premises located at {{shop_address}} (hereinafter referred to as 'the Premises').

The Premises shall be used solely for the purpose of {{nature_of_business}}.

Term of Tenancy

The tenancy shall commence on {{start_date}} and shall continue for a fixed period of {{term_in_months}} months, ending on {{end_date}}.

Upon expiration of the initial term, the tenancy may be renewed by mutual written agreement of both parties.

Rent

Deposit

Tenant's Obligations

The Tenant shall:

a. Pay rent and all other charges punctually.

b. Keep the Premises clean and in good repair.

c. Not make any structural alterations to the Premises without the prior written consent of the Landlord.

d. Use the Premises for the agreed purpose only and not to cause any nuisance or annoyance to neighbouring properties.

e. Indemnify the Landlord against any loss, damage, or liability arising from the Tenant's use of the Premises.

Landlord's Obligations

The Landlord shall:

a. Ensure the Tenant has peaceful enjoyment of the Premises.

b. Maintain the structural integrity of the Premises.

c. Be responsible for major repairs to the Premises, not caused by the Tenant's negligence or misuse.

Termination

This Agreement may be terminated by either party giving {{notice_period_months}} months' written notice to the other party.

The Landlord may terminate this Agreement immediately if the Tenant breaches any of the terms and conditions herein, particularly in relation to non-payment of rent.

Governing Law
