SHOP TENANCY AGREEMENT
This Shop Tenancy Agreement ('Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
LANDLORD: {{landlord_name}}, of {{landlord_address}} (hereinafter referred to as 'the Landlord')
AND
TENANT: {{tenant_name}}, of {{tenant_address}} (hereinafter referred to as 'the Tenant')
(The Landlord and the Tenant hereinafter collectively referred to as 'the Parties' and individually as 'Party')
1. PREMISES
1.1. The Landlord hereby agrees to let and the Tenant hereby agrees to take on tenancy the shop premises located at {{shop_address}} (hereinafter referred to as 'the Premises').
1.2. The Premises shall be used solely for the purpose of {{permitted_use}}.
2. TERM
2.1. The tenancy shall commence on {{start_date}} and shall continue for a fixed term of {{term_in_months}} months, ending on {{end_date}}.
3. RENT
3.1. The Tenant shall pay to the Landlord a monthly rent of {{currency}} {{rent_amount}} ({{rent_amount_words}}) on or before the {{due_day}} day of each month, in advance.

4. SECURITY DEPOSIT
4.1. The Tenant shall pay to the Landlord a security deposit of {{currency}} {{deposit_amount}} ({{deposit_amount_words}}) on or before the commencement date of this Agreement. This deposit shall be held by the Landlord as security for the Tenant's performance of the terms and conditions of this Agreement.
4.2. The security deposit shall be returned to the Tenant within {{days_to_return_deposit}} days after the termination of this Agreement, subject to any deductions for damages, unpaid rent, or other breaches of this Agreement.
5. TENANT'S COVENANTS
5.1. The Tenant shall:
(a) Pay rent on time.
(b) Keep the Premises clean and in good repair.
(c) Not make any alterations or additions to the Premises without the prior written consent of the Landlord.
(d) Allow the Landlord or their agents to enter the Premises at reasonable times for inspection or repairs.
(e) Comply with all relevant laws, regulations, and bylaws pertaining to the use of the Premises.
6. LANDLORD'S COVENANTS
6.1. The Landlord shall:
(a) Ensure the Tenant has quiet enjoyment of the Premises.
(b) Maintain the structural integrity of the Premises.
(c) Pay all rates, taxes, and charges imposed on the Premises, except for those specifically agreed to be paid by the Tenant.
7. TERMINATION
7.1. This Agreement may be terminated by either Party by giving {{notice_period}} months' written notice to the other Party.
7.2. The Landlord may terminate this Agreement immediately in the event of a material breach by the Tenant, including but not limited to, non-payment of rent.
8. GOVERNING LAW
