PREMISES
The Premises subject to this Agreement is located at: {{property_address}} ('Premises').
BACKGROUND
1. The Landlord and Tenant entered into a Lease Agreement dated {{original_lease_date}} ('Original Lease') for the Premises.
2. The Original Lease requires the Tenant to obtain the Landlord's written consent prior to subleasing the Premises or any part thereof.
3. The Tenant desires to sublease the Premises to the Subtenant, and the Subtenant desires to sublease the Premises from the Tenant.
LANDLORD'S CONSENT
Subject to the terms and conditions set forth in this Agreement, the Landlord hereby grants consent to the Tenant to sublease the Premises to the Subtenant for a term commencing on {{sublease_start_date}} and ending on {{sublease_end_date}} ('Sublease Term').
TERMS AND CONDITIONS OF CONSENT
1. **Original Lease Remains in Effect:** The Landlord's consent to this Sublease does not release the Tenant from any of its obligations or liabilities under the Original Lease. The Original Lease remains in full force and effect.
2. **Subtenant's Obligations:** The Subtenant shall be bound by all the terms, covenants, and conditions of the Original Lease, insofar as they apply to the use and occupancy of the Premises during the Sublease Term.
3. **Rent and Payments:** The Subtenant shall pay rent in the amount of {{sublease_rent_amount}} per {{rent_payment_frequency}} directly to the Tenant. The Tenant remains solely responsible for the timely payment of rent and all other charges due to the Landlord under the Original Lease.

6. **No Further Subleasing/Assignment:** The Subtenant shall not further sublease or assign their interest in the Premises without the express prior written consent of both the Tenant and the Landlord.
7. **Default:** Any default by the Subtenant under the Sublease Agreement shall be considered a default by the Tenant under the Original Lease.
GOVERNING LAW
