Modification of Lease

Parties to the Agreement

This Lease Modification Agreement ("Agreement") is made and entered into this {{day}} day of {{month}}, {{year}}, by and between:

{{Lessor_Company_Name}} (hereinafter referred to as "Lessor"), a company duly registered under the laws of {{country}}, with its principal place of business located at {{Lessor_Company_Address}}.

AND

{{Lessee_Company_Name}} (hereinafter referred to as "Lessee"), a company duly registered under the laws of {{country}}, with its principal place of business located at {{Lessee_Company_Address}}.

Recitals

WHEREAS, Lessor and Lessee entered into a Lease Agreement (hereinafter referred to as the "Original Lease") dated {{Original_Lease_Date}} for the property located at {{Property_Address}} (hereinafter referred to as the "Premises").

WHEREAS, the Parties now desire to modify certain terms and conditions of the Original Lease as set forth herein.

Amendments to the Original Lease

The Parties hereby agree to amend the Original Lease as follows:

1. **Amendment to Clause {{Clause_Number_1}}:** Clause {{Clause_Number_1}} of the Original Lease, titled "{{Original_Clause_Title_1}}", shall be deleted in its entirety and replaced with the following:

"{{New_Clause_Content_1}}"

2. **Addition of New Clause {{New_Clause_Number_2}}:** The following new clause, to be numbered as Clause {{New_Clause_Number_2}}, shall be added to the Original Lease:

"{{New_Clause_Content_2}}"

3. **Amendment to Rental Amount:** The monthly rental amount specified in Clause {{Rental_Clause_Number}} of the Original Lease shall be increased/decreased from {{Original_Rental_Amount}} to {{New_Rental_Amount}} per month, effective from {{Effective_Date_of_Rental_Change}}. All other terms and conditions related to rental payment shall remain as stipulated in the Original Lease.

4. **Extension/Reduction of Lease Term:** The lease term specified in Clause {{Term_Clause_Number}} of the Original Lease shall be extended/reduced by {{Number_of_Months_or_Years}} ({{Months_or_Years}}) months/years. The new lease expiration date will be {{New_Lease_Expiration_Date}}.

Effect of Modification

Except as expressly modified by this Agreement, all other terms, conditions, and covenants of the Original Lease shall remain in full force and effect.

This Agreement shall not be construed as a novation of the Original Lease, but merely as an amendment thereto.

Governing Law

This Agreement shall be governed by and construed in accordance with the laws of {{country}}.

Entire Agreement

This Agreement, together with the Original Lease, constitutes the entire understanding between the Parties with respect to the subject matter hereof and supersedes all prior agreements, negotiations, and discussions, whether oral or written.

Counterparts

This Agreement may be executed in counterparts, each of which shall be deemed an original, but all of which together shall constitute one and the same instrument.
