PARTIES
This Month-to-Month Lease Agreement (hereinafter “Agreement”) is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}}, with identity/company registration number {{landlord_id_number}}, and physical address at {{landlord_address}} (hereinafter “Landlord”).
Tenant: {{tenant_name}}, with identity/company registration number {{tenant_id_number}}, and physical address at {{tenant_address}} (hereinafter “Tenant”).
PROPERTY
The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the property located at {{property_address}} (hereinafter “Premises”). The Premises include {{description_of_premises_inclusions, e.g., 'three bedrooms, two bathrooms, kitchen, and living room'}}, and any associated common areas as per the rules of the building/estate.
TERM
This Agreement shall commence on {{start_date}} and shall continue on a month-to-month basis until terminated by either party in accordance with the provisions herein. This Agreement automatically renews each month unless proper notice of termination is given.
RENT
The monthly rent payable by the Tenant to the Landlord shall be {{currency}} {{rent_amount}} ({{rent_amount_in_words}}). A late payment penalty of {{currency}} {{late_fee_amount}} per day shall be applied for any rent not received by the fifth day of the month.
DEPOSIT
The Tenant shall pay a security deposit of {{currency}} {{deposit_amount}} ({{deposit_amount_in_words}}) to the Landlord upon signing this Agreement. This deposit shall be held by the Landlord as security for the Tenant’s diligent performance of their obligations under this Agreement, including but not limited to, the payment of rent and repairs for any damages to the Premises beyond normal wear and tear.
The deposit, or any balance thereof, shall be refunded to the Tenant within {{number_of_days}} days after the termination of this Agreement and vacant possession of the Premises, subject to any deductions for unpaid rent or damages.
UTILITIES AND SERVICES

MAINTENANCE AND REPAIRS
The Tenant shall be responsible for keeping the Premises clean and in good order and condition, reasonable wear and tear excepted. The Tenant shall promptly notify the Landlord of any defects or damages requiring repair.
The Landlord shall be responsible for structural repairs and maintenance of the Premises, except where such repairs are necessitated by the negligence or willful acts of the Tenant or their guests.
TERMINATION
Either party may terminate this Agreement by giving {{notice_period, e.g., 'one calendar month's'}} written notice to the other party. Such notice shall be given no later than the first day of the month preceding the month of termination.
The Landlord may terminate this Agreement immediately if the Tenant breaches any material term of this Agreement, including non-payment of rent, and fails to remedy such breach within {{number_of_days}} days of receiving written notice from the Landlord.
INSPECTION
The Landlord reserves the right to inspect the Premises at reasonable times and with reasonable notice to the Tenant, generally not less than {{number_of_hours}} hours’ notice, except in cases of emergency.
