Parties
This Shop Tenancy Agreement ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}} of {{landlord_address}} (hereinafter referred to as "the Landlord")
AND

Premises
The Landlord hereby agrees to let and the Tenant hereby agrees to take on lease the commercial shop premises located at {{shop_address}} (hereinafter referred to as "the Premises"). The Premises shall be used exclusively for {{type_of_business}} purposes.
Term of Tenancy
The tenancy shall be for a fixed term of {{lease_term_years}} ({{lease_term_years_words}}) years, commencing on {{commencement_date}} and terminating on {{termination_date}}.
Rent

Security Deposit

Tenant's Covenants

a) To pay rent on the due dates.
b) To keep the Premises in good and tenantable repair.
c) Not to make any structural alterations to the Premises without the prior written consent of the Landlord.
d) To comply with all laws, regulations, and bylaws relating to the use of the Premises.
Landlord's Covenants
The Landlord covenants with the Tenant as follows:
a) To ensure the Tenant has quiet enjoyment of the Premises.
b) To maintain the structural integrity of the Premises.
c) To effect repairs to the exterior and common areas of the building.
Termination
This Agreement may be terminated by either party giving {{notice_period}} months' written notice to the other party, or as otherwise provided by law for breach of any covenant herein.
Governing Law
