Property Management Agreement
This Property Management Agreement ("Agreement") is made and entered into on this {{date}} day of {{month}}, {{year}}, by and between:
Owner: {{owner_name}}, residing at {{owner_address}} (hereinafter referred to as "Owner").
and
Property Manager: {{manager_company_name}}, a company duly registered in {{country}}, with its principal place of business at {{manager_company_address}} (hereinafter referred to as "Manager").
Appointment of Manager
The Owner hereby appoints the Manager as the sole and exclusive agent to manage the property located at {{property_address}}, including all improvements thereon (hereinafter referred to as the "Property"). The Manager accepts this appointment and agrees to manage the Property in accordance with the terms and conditions set forth in this Agreement.
Manager's Responsibilities
The Manager shall perform the following duties and responsibilities:
1. Marketing and Leasing: Advertise the Property, screen prospective tenants, negotiate lease agreements, and execute leases on behalf of the Owner.
2. Rent Collection: Collect all rents, deposits, and other charges due from tenants.
3. Property Maintenance: Arrange for necessary repairs, maintenance, and upkeep of the Property, including engaging contractors and supervising their work.
4. Financial Management: Maintain accurate records of all income and expenses, provide regular financial statements to the Owner, and remit net proceeds to the Owner.
5. Tenant Relations: Handle tenant inquiries, complaints, and enforce lease terms.
6. Legal Compliance: Ensure compliance with all applicable local, regional, and national laws and regulations pertaining to property management.
Owner's Responsibilities
The Owner shall:
1. Provide all necessary information and documentation regarding the Property.
2. Maintain adequate insurance coverage for the Property.
3. Fund a reserve account of at least {{reserve_amount}} for unforeseen expenses.
4. Cooperate with the Manager in all aspects of property management.
5. Indemnify and hold harmless the Manager from any liability arising from the management of the Property, except in cases of gross negligence or willful misconduct by the Manager.
Management Fees
The Owner shall pay the Manager the following fees:
1. Management Fee: A monthly fee of {{management_fee_percentage}}% of the gross rental income collected, or a minimum of {{minimum_management_fee}} whichever is greater.
2. Leasing Fee: A fee of {{leasing_fee_percentage}}% of the first month's rent for each new lease agreement.
3. Other Fees: Any other agreed-upon fees for specific services, as outlined in Schedule A attached hereto.
Term and Termination
This Agreement shall commence on {{start_date}} and shall continue for a period of {{agreement_duration}} year(s), automatically renewing thereafter for successive {{renewal_period}} year periods unless terminated by either party. Dispute Resolution

Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions, negotiations, and agreements, whether oral or written.
