AGREEMENT FOR PERMISSION TO SUBLET

This Agreement is made on this the {{day}} day of {{month}}, {{year}},

BETWEEN:

{{landlord_name}}, of {{landlord_address}} (hereinafter referred to as the 'Landlord')

AND

{{tenant_name}}, of {{tenant_address}} (hereinafter referred to as the 'Tenant')

WHEREAS:

The Tenant is currently renting the property located at {{property_address}} (hereinafter referred to as the 'Premises') from the Landlord under a Lease Agreement dated {{lease_agreement_date}}.

The Tenant wishes to sublet a portion or the entirety of the Premises to a subtenant.

The Lease Agreement requires the Tenant to obtain the Landlord's prior written consent before subletting the Premises.

GRANT OF PERMISSION

Subject to the terms and conditions set forth in this Agreement, the Landlord hereby grants permission to the Tenant to sublet the Premises to {{subtenant_name}} of {{subtenant_address}} (hereinafter referred to as the 'Subtenant').

This permission is granted for the period commencing on {{sublet_start_date}} and ending on {{sublet_end_date}}.

TERMS AND CONDITIONS OF SUBLETTING

1. The Tenant shall remain solely responsible for the payment of rent and all other obligations under the original Lease Agreement with the Landlord, including but not limited to, property damage and compliance with all terms and conditions of the Lease Agreement.

2. The Subtenant shall be bound by all the terms and conditions of the original Lease Agreement between the Landlord and the Tenant, a copy of which shall be provided to the Subtenant by the Tenant.

3. The Tenant shall provide the Landlord with a copy of the proposed sublease agreement between the Tenant and the Subtenant for review and approval prior to its execution.

4. The Tenant shall ensure that the Subtenant maintains the Premises in a clean and tidy condition and does not cause any nuisance or disturbance to other occupants of the building or neighborhood.

5. The Tenant shall indemnify and hold harmless the Landlord from any and all claims, damages, liabilities, and expenses arising from or related to the subletting of the Premises.

6. The Landlord reserves the right to revoke this permission if the Tenant or Subtenant breaches any term or condition of this Agreement or the original Lease Agreement.

7. The rent payable by the Subtenant to the Tenant shall be {{sublet_rent_amount}} {{currency}} per {{payment_period}}, payable on the {{payment_day}} of each month.

SECURITY DEPOSIT (OPTIONAL)

The Tenant shall require the Subtenant to pay a security deposit of {{security_deposit_amount}} {{currency}} to cover any potential damages to the Premises or unpaid rent. This deposit shall be held by the {{holding_party}} in accordance with applicable laws and returned to the Subtenant at the end of the sublease term, less any deductions for damages or unpaid rent.

GOVERNING LAW
