AGREEMENT TO CANCEL LEASE

This Agreement to Cancel Lease ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

Landlord: {{landlord_name}}, residing at/with principal place of business at {{landlord_address}} (hereinafter referred to as "Landlord").

Tenant: {{tenant_name}}, residing at/with principal place of business at {{tenant_address}} (hereinafter referred to as "Tenant").

Collectively referred to as the "Parties".

RECITAL

WHEREAS, Landlord and Tenant entered into a Lease Agreement dated {{original_lease_date}} (hereinafter referred to as "Original Lease") for the property located at {{property_address}} (hereinafter referred to as "Premises"); and

WHEREAS, the Parties mutually desire to terminate the Original Lease prior to its scheduled expiration date of {{original_lease_end_date}};

TERMS OF CANCELLATION

1. Termination Date: The Parties hereby agree that the Original Lease shall terminate on {{effective_termination_date}} (hereinafter referred to as "Termination Date").

2. Surrender of Premises: Tenant shall vacate the Premises and surrender possession to Landlord on or before the Termination Date, leaving the Premises in broom-clean condition and good repair, reasonable wear and tear excepted.

3. Security Deposit: The security deposit of {{security_deposit_amount}} paid by Tenant shall be returned to Tenant within {{days_for_deposit_return}} days after the Termination Date, subject to any deductions for damages beyond reasonable wear and tear or unpaid rent/utilities as permitted by the Original Lease and applicable law. An itemized statement of any deductions will be provided to Tenant.

4. Rent and Utilities: Tenant shall be responsible for all rent and utility payments up to and including the Termination Date. Any prepaid rent for the period after the Termination Date shall be refunded to Tenant within {{days_for_rent_refund}} days of the Termination Date.

5. Release of Obligations: Effective from the Termination Date, the Landlord and Tenant mutually release each other from any further obligations, duties, or liabilities arising under or in connection with the Original Lease, with the exception of those obligations expressly stated to survive the termination herein (e.g., security deposit reconciliation, payment of outstanding amounts).

CONSIDERATION

In consideration of the mutual covenants and agreements contained herein, and other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Parties agree to the terms of this Agreement.

GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of {{country/region}}.

ENTIRE AGREEMENT

This Agreement constitutes the entire agreement between the Parties with respect to the cancellation of the Original Lease and supersedes all prior discussions, negotiations, and agreements, whether oral or written.

AMENDMENT

No amendment or modification of this Agreement shall be valid unless in writing and signed by both Parties.
