Agreement to Cancel Lease

This Agreement to Cancel Lease ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

Landlord: {{landlord_name}}, with a business address at {{landlord_address}}

Tenant: {{tenant_name}}, with a residential address at {{tenant_address}}

(collectively referred to as the "Parties").

Reference to Original Lease Agreement

The Parties hereto acknowledge that they entered into a Lease Agreement dated {{original_lease_start_date}} ("Original Lease") for the property located at {{property_address}} ("Leased Property").

Mutual Agreement to Terminate

The Parties hereby mutually agree to terminate the Original Lease effective {{termination_date}} ("Termination Date"). As of the Termination Date, the Original Lease shall be null and void, and all rights, duties, and obligations of the Parties thereunder shall cease, save for those specifically surviving termination as set out in this Agreement.

Financial Obligations

The Tenant agrees to pay all rent, utilities, and other charges due under the Original Lease up to and including the Termination Date.

The Parties agree that the security deposit of {{security_deposit_amount}} paid by the Tenant shall be dealt with as follows: {{security_deposit_disposition}}.

Any outstanding amounts owed by either party to the other as of the Termination Date shall be settled in full by {{final_settlement_date}}.

Property Handover and Condition

The Tenant agrees to vacate the Leased Property by the Termination Date and to return possession of the Leased Property to the Landlord in a clean and well-maintained condition, reasonable wear and tear excepted. The Tenant shall remove all personal belongings from the Leased Property.

A joint inspection of the Leased Property shall be conducted on or before the Termination Date, and a condition report shall be signed by both Parties.

Release and Discharge

Each Party hereby releases and forever discharges the other Party from any and all claims, demands, actions, and causes of action whatsoever, arising from or in connection with the Original Lease, except for obligations expressly stated to survive the termination of the Original Lease.

Governing Law

This Agreement shall be governed by and construed in accordance with the laws of {{country_name}}.

Entire Agreement

This Agreement constitutes the entire agreement between the Parties with respect to the subject matter hereof and supersedes all prior discussions, negotiations, and agreements, whether written or oral, relating thereto.
