SUBLEASE AGREEMENT

This Sublease Agreement (hereinafter referred to as the 'Agreement') is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

{{sublessor_name}} (hereinafter referred to as the 'Sublessor'), residing at {{sublessor_address}}, and

{{sublessee_name}} (hereinafter referred to as the 'Sublessee'), residing at {{sublessee_address}}.

1. PROPERTY

The Sublessor hereby agrees to sublease to the Sublessee, and the Sublessee agrees to take from the Sublessor, the property located at {{property_address}} (hereinafter referred to as the 'Premises'). The Premises are currently leased by the Sublessor from the original landlord, {{original_landlord_name}}, under a lease agreement dated {{original_lease_date}}.

2. TERM OF SUBLEASE

The term of this Sublease shall commence on {{start_date}} and shall terminate on {{end_date}}, unless sooner terminated as provided herein.

3. RENT

The Sublessee shall pay to the Sublessor a monthly rental amount of {{rent_amount}} ({{currency}}), payable in advance on the {{rent_due_day}} day of each month. Payment shall be made to {{payment_method_details}}.

4. SECURITY DEPOSIT

The Sublessee shall pay to the Sublessor a security deposit of {{security_deposit_amount}} ({{currency}}) upon the execution of this Agreement. This deposit shall be held by the Sublessor as security for the Sublessee's performance of the terms of this Agreement and for any damages to the Premises. 5. UTILITIES AND SERVICES

6. MAINTENANCE AND REPAIRS

The Sublessor shall be responsible for major repairs to the structural components of the Premises.

7. ORIGINAL LEASE

The Sublessee acknowledges that this Sublease is subject to the terms and conditions of the original lease agreement between the Sublessor and the original landlord. The Sublessee agrees to abide by all the terms and conditions of the original lease, a copy of which has been provided to and reviewed by the Sublessee.

8. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of {{country}}.
