EXCLUSIVE LEASE AGREEMENT
This Exclusive Lease Agreement ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:
Landlord: {{landlord_name}}, with a physical address at {{landlord_address}} (hereinafter referred to as "Landlord").
And
Tenant: {{tenant_name}}, with a physical address at {{tenant_address}} (hereinafter referred to as "Tenant").
1. PROPERTY DESCRIPTION
The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the exclusive right to use the property located at {{property_address}}, which includes approximately {{area_in_sqm}} square meters of {{property_type}} (hereinafter referred to as the "Leased Premises").
The Leased Premises shall be used exclusively for {{intended_use_of_property}}.
2. LEASE TERM
The term of this Agreement shall commence on {{start_date}} and shall continue for a period of {{lease_duration_years}} year(s) and {{lease_duration_months}} month(s), terminating on {{end_date}}.
This Agreement may be renewed for an additional period upon mutual written agreement of both parties at least {{notice_period_days}} days prior to the expiration of the current term.
3. RENT AND DEPOSIT
The Tenant shall pay to the Landlord a monthly rent of {{currency}} {{rent_amount}} ({{rent_amount_words}}) on or before the {{due_date_of_rent}} day of each calendar month.
A security deposit of {{currency}} {{security_deposit_amount}} ({{security_deposit_amount_words}}) shall be paid by the Tenant to the Landlord upon signing this Agreement. This deposit shall be held by the Landlord as security for the Tenant's performance of the terms and conditions of this Agreement and shall be returned to the Tenant within {{days_to_return_deposit}} days after the termination of this Agreement, less any deductions for damages or unpaid rent.
Any late payment of rent shall incur a penalty of {{currency}} {{late_payment_penalty_amount}} per day.
4. UTILITIES AND MAINTENANCE
The Tenant shall be responsible for payment of all utilities, including but not limited to, electricity, water, sanitation, and refuse removal, associated with the Leased Premises.
The Tenant shall maintain the Leased Premises in a clean, safe, and tenantable condition, and shall be responsible for any damages caused by the Tenant's negligence or misuse.
5. LANDLORD'S OBLIGATIONS
The Landlord shall ensure the Leased Premises are fit for the intended use and shall be responsible for structural repairs and maintenance of the exterior of the property.
The Landlord shall allow the Tenant peaceful and exclusive enjoyment of the Leased Premises without interruption, provided the Tenant abides by the terms of this Agreement.
6. TENANT'S OBLIGATIONS
The Tenant shall not sublet or assign this Agreement or any portion of the Leased Premises without the prior written consent of the Landlord.
The Tenant shall comply with all applicable laws, ordinances, and regulations regarding the use and occupancy of the Leased Premises.
7. TERMINATION
This Agreement may be terminated by either party with {{notice_period_days}} days' written notice.
In the event of a breach of any material term of this Agreement by either party, the non-breaching party may terminate this Agreement immediately upon written notice to the breaching party, provided the breaching party fails to remedy the breach within {{cure_period_days}} days of receiving such notice.
8. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of {{country_of_jurisdiction}}.
9. ENTIRE AGREEMENT
