PARTIES

This Commercial Lease Agreement ("Agreement") is made and entered into on this {{day}} day of {{month}}, {{year}}, by and between:

LANDLORD: {{landlord_company_name}}, a company duly registered in accordance with the laws of {{landlord_country}}, with its principal place of business at {{landlord_address}} (hereinafter referred to as "the Landlord").

TENANT: {{tenant_company_name}}, a company duly registered in accordance with the laws of {{tenant_country}}, with its principal place of business at {{tenant_address}} (hereinafter referred to as "the Tenant").

The Landlord and the Tenant are hereinafter collectively referred to as "the Parties" and individually as "Party".

PREMISES

The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the commercial property located at {{property_address}}, more fully described as {{property_description}} (hereinafter referred to as "the Leased Premises").

TERM OF LEASE

The term of this Lease shall be for a period of {{lease_term_years}} ({{lease_term_years_text}}) years, commencing on {{start_date}} and terminating on {{end_date}}, unless sooner terminated in accordance with the provisions of this Agreement.

RENT

The Tenant shall pay to the Landlord a monthly rental of {{currency}} {{monthly_rent_amount}} ({{monthly_rent_amount_text}}) on or before the {{due_day}} day of each calendar month, without demand, deduction or set-off, into the Landlord's designated bank account: Bank Name: {{bank_name}}, Account Holder: {{account_holder}}, Account Number: {{account_number}}, Branch Code: {{branch_code}}.

DEPOSIT

The Tenant shall pay a security deposit of {{currency}} {{security_deposit_amount}} ({{security_deposit_amount_text}}) to the Landlord on or before the commencement date of this Lease. The security deposit shall be held by the Landlord as security for the due performance by the Tenant of its obligations under this Agreement. The security deposit shall be refunded to the Tenant within {{days_to_refund_deposit}} days after the termination of this Lease, less any deductions for damages or unpaid rent.

USE OF PREMISES

The Leased Premises shall be used solely for the purpose of {{permitted_use_of_premises}} and for no other purpose whatsoever without the prior written consent of the Landlord.

MAINTENANCE AND REPAIRS

The Tenant shall be responsible for the day-to-day maintenance and upkeep of the interior of the Leased Premises, including {{tenant_maintenance_responsibilities}}. The Landlord shall be responsible for structural repairs and external maintenance, including {{landlord_maintenance_responsibilities}}.

INSURANCE

The Tenant shall procure and maintain appropriate insurance cover for its contents and business operations within the Leased Premises. The Landlord shall maintain appropriate insurance cover for the building structure.

BREACH

Should either Party commit a breach of any of the terms or conditions of this Agreement, and fail to remedy such breach within {{days_to_remedy_breach}} ({{days_to_remedy_breach_text}}) business days after receipt of written notice requiring the rectification of such breach, then the aggrieved Party shall be entitled, without prejudice to any other rights it may have in law, to (a) claim specific performance of the terms of this Agreement, or (b) cancel this Agreement and claim damages.

GOVERNING LAW AND JURISDICTION

This Agreement shall be governed by and construed in accordance with the laws of {{governing_country}}. Any dispute arising out of or in connection with this Agreement shall be subject to the exclusive jurisdiction of the courts of {{governing_country}}.
